Key Responsibilities
- Develop and execute short, medium, and long term financial strategies aligned with the Company’s business objectives.
- Lead annual budgeting, financial forecasting, cash flow planning, and capital requirements for real estate projects.
- Monitor and analyze the financial performance and investment returns of individual projects.
- Recommend strategies to optimize capital allocation and financial structure.
- Develop cash flow plans to ensure sufficient liquidity and smooth business operations.
- Manage bank loans, corporate bonds, and other financing sources.
- Build and maintain relationships with banks, financial institutions, securities firms, investment funds, and other financial partners.
- Participate in capital raising plans to support investment projects and business expansion.
- Develop and oversee financial models for real estate projects.
- Evaluate investment performance using IRR, NPV, ROI, and Payback Period.
- Assess the feasibility and financial risks of M&A transactions, land bank development, and new investment opportunities.
- Support the Executive Management team in strategic investment decisions.
- Oversee monthly, quarterly, and annual management financial reporting.
- Analyze business performance and recommend solutions to improve financial efficiency.
- Coordinate with the Accounting team on audits, financial reviews, and information disclosure.
- Support the CFO in preparing reports and materials for the Board of Directors, Executive Management, investors, and regulatory authorities.
- Prepare materials for Analyst Meetings, Investor Meetings, and Annual General Meetings.
- Establish and monitor the internal financial control system.
- Manage financial risks related to liquidity, interest rates, foreign exchange, and funding.
- Ensure compliance with the Law on Enterprises, Securities Law, Vietnamese Accounting Standards (VAS), and HOSE/HNX/SSC regulations.
Requirements
- Minimum 15 years of experience in Finance and Accounting, preferably within the real estate sector.
- At least 5 years of experience in a similar senior-level position.
- Experience in a listed real estate company, real estate developer, investment bank, or financial institution is highly preferred.
- Strong knowledge of Corporate Finance, Financial Planning & Analysis (FP&A), Treasury Management, Project Finance, and Capital Raising.
- Proven experience in developing financial models for real estate projects.
- Strong understanding of disclosure requirements and corporate governance for listed companies.
- Excellent financial analysis and financial modeling skills.
- Strong cash flow management and capital raising capabilities.
- Strong leadership and team management skills.
- Excellent negotiation skills with banks, financial institutions, and investors.
- Advanced proficiency in Excel Financial Modeling and Power BI.
